Amendment to Nelson District Overlay Ordinance

The Calcasieu Parish Planning and Zoning Board will be reviewing for adoption of an amendment to the Nelson District Overlay Ordinance concerning a land use control called the "Alternative Design."

In brief, the Alternative Design is a variance solution, which may be submitted to the Division of Planning and Development when it is found that the literal interpretation of this ordinance causes an undue hardship or may impede the objectives of the proposed development.  Alternative designs may apply only to site planning difficulties (i.e., setbacks, landscaping, parking, etc.).  Alternative Designs shall not apply to changes in the overall theme of the corridor. 

 

There will be two types of Alternative Design request, a Minor or a Major.  This amendment was developed at the request of the Police Jury at the May 6, 2004 adoption of the Nelson District Overlay. For the Nelson District to consist of strict regulations to better control and to assist with commercial requests, this office feels that the Alternative Design is a mechanism that will be a protection to the residential character of the Nelson Road area, while assisting in cooperative commercial planning for the corridor.

 

This matter will be discussed at the Calcasieu Parish Planning and Zoning Board hearing on August 17, 2004, at 5:30 p.m. in the Parish Government Building.
